The Miami condo move checklist.
Condo moves are controlled by two schedules: yours and the building’s. Start with management requirements, then fit packing, crew arrival, truck access and furniture preparation inside the approved window.

WHAT TO KNOW
Two to four weeks before
Request the complete move-in or move-out packet. Confirm approved days and hours, freight-elevator availability, deposits, required reservations, loading access, parking permits, floor protection and the deadline for the certificate of insurance.
Share the COI sample or exact wording with the moving company. Verify that the name on any certificate and estimate belongs to the operating entity, and wait for building approval rather than assuming submission equals acceptance.
Before moving day
Measure oversized furniture, doorways and the service elevator. Label cartons by destination room, identify fragile pieces and set aside documents, medication, keys and valuables. Confirm where the crew checks in and how the truck reaches the approved loading area.
Review the inventory and any changes before the date. Give management and the coordinator a reachable contact, but keep building access codes and private resident information out of public notes.
Moving morning
Protect the reserved time: be packed, keep corridors clear and have keys, elevator access and required approvals ready. Photograph existing damage in common areas when management procedures call for it.
South Florida rain can arrive quickly. Keep a clear indoor staging area and avoid leaving cartons or furniture exposed while access questions are resolved.

How long does COI approval take?
Each management office sets its own review process and deadline. Some respond quickly; others require several business days or revisions. Request the packet early and do not schedule around an unapproved certificate.
Does every Miami condo have the same rules?
No. Approved days, elevator windows, insurance wording, deposits, parking and vendor check-in vary by property. Use the exact packet from your building.
Should I reserve the elevator before the mover?
Check both availabilities before committing. A confirmed crew without an elevator window—or an elevator without a confirmed mover—can leave you unable to use the chosen date.
